A Non Recourse Commercial Loan is a loan that is secured only by a pledge of real estate
collateral, but for which the borrower is not personally liable.
If the borrower defaults, the lender can seize the collateral, but the lender’s recovery is limited to the collateral.
If the property’s market value is insufficient to cover the outstanding loan balance (for example, if real estate prices have
dropped), the lender is simply out the difference.
Non-recourse loans are typically limited to very experienced borrowers, with excellent credit, very high net worth and substantial
equity in the subject property, providing "over collateralization" of the loan.
